The Monterey County Redevelopment Agency has published the Boronda Community Plan, as adopted by the Board of Supervisors. The development will provide economic revitalization for the community area which will result in approximately 1,251 temporary construction jobs, over 700 permanent jobs; we are committed to 40% affordable housing, maximum utilization of open space, parklands, revitalized and enhanced wetlands and a neighborhood lifestyle community area of retail shops, mixed use residential, and services.
The development will also create substantial tax revenue for the county, city and state, to include the redevelopment agency. We commissioned a third-party economic analysis and have published the report on the Economic and Employment benefits to the community referring to the economic revitalization, employment, housing and tax increment. Also, we have reviewed the population trends for Monterey County - AMBAG Housing & Population Trends.
We are committed to pay our fair share for improvements in the traffic infrastructure + which will include the extension of Rossi Street through to Boronda Road. As well we will enhance the intersections at Davis Road, and Larkin Street. This will include a pedestrian crossing between the greenbelt (Laurel Housing Area) and the City Park located adjacent to our development area. We will also place a pedestrian foot bridge across the backside of the wetlands, which will connect the Boronda Community area to the newly constructed elementary school. And we fully support and will contribute to the development and construction of the Western Bypass project.
This development is part of a larger county development effort for the area (Boronda Community). Other property owners/developers will be developing up an additional 399 residential single family homes. There is already an 8.8 acre proposed-city park and a new elementary school scheduled to open fall of 2005.
Completion of this community development will bring exciting new employment opportunities and economic benefit to the County as well as to the community for decades to come.
Based on the proposed General Plan there is a goal to insure that developments have a balance between community needs, projected growth plans, adequate affordable housing, commercial and open space. We feel that our concept will provide Monterey County with balance, community rewards, sufficient infrastructure and an economic return for the County.
With that in mind, we are proposing a development which will utilize residential and commercial development which will accommodate the growing change in housing needs, and is planned to offer community services, retail opportunities, and is planned to utilize the land which will benefit the surrounding residents and meet future development objectives, to include extensive open-space for community well-being. Our development will bring affordable housing and commercial services to the greater Salinas area, which will include single family homes, townhouse's and multi-use residential to include economic benefits including employment opportunities for residents in the community area.
Our plan will preserve and enhance the quality, integrity and community identity of the surrounding incorporated and unincorporated areas within the community area. This will encourage a full mix of urban uses in a compact, livable design, to include 43 acres of open-space. We offer a compact, mixed use development patterned with urban-level services and infrastructure.
